First-line judgement
For old spaces, the biggest worries are long closures and high spend. Use modular fast fit-out: keep the main structure, and focus on the storefront, reception, core service areas, lighting and soft furnishing. Build area by area and phase by phase to reduce closure time. Also rework the SI system so the upgraded store improves experience and sets the standard for future replication.
Practice reference
Some full-service firms with their own space design team emphasise 'what you see is what you get' in SI design: modular fast fit-out, standardised delivery and lower replication cost. Long Yao Tong from 0 to 550+ stores and the Da Tong Da upgrade both used this system. They do not stop at a manual; they stay until stores open and spaces are built.
